STATE OF MISSISSIPPI COUNTY OF STONE SUBSTITUTED TRUSTEE’S NOTICE OF SALE WHEREAS, on the 13th day of May, 2013, RUSSELL RYALS executed a Deed of Trust to REBECCA C. TAYLOR, Trustee, for the benefit of BANK OF WIGGINS, said Deed of Trust being of record in Deed of Trust Book 362, at Page 276 of the Records of Mortgages and Deeds of Trust on Lands of said County; and WHEREAS, default was made and now exists in the payment of the indebtedness secured by the said Deed of Trust; and WHEREAS, BANK OF WIGGINS, as owner and holder of said Deed of Trust and the indebtedness secured thereby, has exercised option to appoint the undersigned THOMAS M. MATTHEWS, III as Substituted Trustee in the place and instead of REBECCA C. TAYLOR, which instrument of Substitution of Trustee was executed on the 24th day of November, 2020, and is now of record in the aforesaid Chancery Clerk's Office, having been recorded in Deed of Trust Book 448 at Page 393 of the Records of Mortgages and Deeds of Trust on Lands of said County; and WHEREAS, BANK OF WIGGINS, as owner and holder of said Deed of Trust, and the indebtedness secured thereby, has exercised the option contained in said Deed of Trust and declared the entire indebtedness secured thereby immediately due and payable, and has called upon the undersigned Substituted Trustee to execute the trust therein contained, and requested that the undersigned Substituted Trustee sell said property under the provisions of the Deed of Trust for the purpose of satisfying the debt thereby secured and unpaid, together with attorney's fees and the expenses of the execution of this trust and of the selling of said property. NOW, THEREFORE, I, the undersigned Substituted Trustee, THOMAS M. MATTHEWS, III, do hereby give notice that on Friday, the 22nd day of January, 2021, during legal hours, I will proceed to sell at public auction, at public outcry, to the highest and best bidder for cash at the main front door of the Stone County Courthouse in Wiggins, Mississippi, the following described lands with all improvements thereon situated in Stone County, Mississippi, and described as follows, to wit: INDEX AS FOLLOWS: In the SE1/4 of the SE1/4 of Section 31, Township 3 South, Range 11 West, Stone County, Mississippi. Begin at the Southwest (SW) corner of the Southeast Quarter of the Southeast Quarter (SE1/4 of the SE1/4) of Section 31, Township 3 South, Range 11 West, thence run East along and with the forty line 420 feet to a point, thence run North a distance of 1,254 feet to a point, thence run West a distance of 420 feet, more or less to the Western boundary of said Southeast Quarter of the Southeast Quarter (SE1/4 of the SE1/4), thence run South along and with the forty line 1,254 feet, more or less, to the Point of Beginning.
