WHEREAS, on the 17th day of February, 2010, REGENT PROPERTIES, LLC, A Mississippi Limited Liability Company, executed a Deed of Trust to THOMAS M. MATTHEWS, III, Trustee, for the benefit of SANDRA SUE PEARSON, said Deed of Trust being of record in Deed of Trust Book 325, at Page 467-483 of the Records of Mortgages and Deeds of Trust on Lands of said County; and WHEREAS, default was made and now exists in the payment of the indebtedness secured by the said Deed of Trust; and WHEREAS, SANDRA SUE PEARSON, as owner and holder of said Deed of Trust, and the indebtedness secured thereby, has exercised the option contained in said Deed of Trust and declared the entire indebtedness secured thereby immediately due and payable, and has called upon the undersigned Trustee to execute the trust therein contained, and requested that the undersigned Trustee sell said property under the provisions of the Deed of Trust for the purpose of satisfying the debt thereby secured and unpaid, together with attorney's fees and the expenses of the execution of this trust and of the selling of said property. The West Half of Lot 4, Block 6, of the Map of Wiggins, sometimes referred to as “Original Wiggins” or Original Wiggins Subdivision of the Town (now City) of Wiggins, as per map or plat thereof filed with the Stone County, Mississippi Chancery Clerk.
