SUBSTITUTED TRUSTEE'S NOTICE OF SALE

WHEREAS, on May 23, 2008, Beth Lucas, unmarried, executed a deed of trust to James B. Wright, Jr., P.A., Trustee for the benefit of Equipoint Financial Network, Inc., which deed of trust is recorded in Deed of Trust book 301, at Page 404 and corrected and re-recorded in book 310 at Page 536 in the Office of the Chancery Clerk of the County of Stone, State of Mississippi; and

WHEREAS, the aforesaid deed of trust was assigned to James B, Nutter & Company by instrument dated May 29, 2008, and recorded in the Office of the aforesaid Chancery Clerk in Book 315 at Page 151 and by Corrective Assignments recorded in book 422 at page 157 and in book 426 at page 336; and

WHEREAS, the aforesaid deed of trust was assigned to Mortgage Electronic Registration Systems, Inc. by instrument dated November 15, 2017, and recorded in the Office of the aforesaid Chancery Clerk in book 417 at page 488 and by Corrective Assignments recorded in Book 421 at Page 496 and in Book 426 at Page 339; and

WHEREAS, the aforesaid deed of trust was assigned to Reverse Mortgage Funding LLC by instrument dated March 2, 2018, and recorded in the Office of the aforesaid Chancery Clerk in Book 418 at Page 112 and by Corrective Assignments recorded in Book 421 at Page 499 and in Book 426 at Page 342; and

WHEREAS, the aforesaid, Reverse Mortgage Funding LLC, the holder of said deed of trust and the note secured thereby, substituted Underwood Law Firm PLLC, as Trustee therein, as authorized by the terms thereof, by instrument dated December 28, 2018 and recorded in the Office of the aforesaid Chancery Clerk in Book 356 at Page 524; and

WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said deed of trust, and the legal holder of said indebtedness, Reverse Mortgage Funding LLC, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust for the purpose of raising the sums due thereunder, together with attorney's fees, Substituted Trustee's fees and expense of sale;

NOW, THEREFORE, WE, Underwood Law Firm PLLC Substituted Trustee in said deed of trust, will on the 15th day of February, 2019, offer for sale at public outcry for cash to the highest bidder, and sell within legal hours ( being between the hours of 11:00 A.M. and 4:00 P.M.) at the Main front door of the County Courthouse at Wiggins, County of Stone, State of Mississippi, the following described property situated in the County of Stone, State of Mississippi, to-wit:

Certain real property, with all improvements thereon and tenements, hereditaments and appurtenances thereto located in Stone County, Mississippi, to-wit:

Begin at the Southeast Corner of the Southwest Quarter of the Southwest Quarter, Section 24, Township 2 South, Range 12 West, Stone County, Mississippi; thence run North along and with the East Forty line of said Southwest Quarter of the Southwest Quarter for a distance of 490 feet, more or less, then continue North 830 feet to the Northeast Corner of said Southwest Quarter of the Southwest Quarter; thence turn in a Westerly direction along the center line of Border Avenue for a distance of 640 feet, more or less, to the Northeast Corner of the Buren Alexander property; thence run South along the East property line of the Buren Alexander property for a distance of 276.96 feet, more or less, to the Point of Beginning: thence run North 79 degrees 30 minutes 13 seconds East 163.94 feet; thence run South 10 degrees 29 minutes 47 seconds East 105 feet; thence run South 79 degrees 30 minutes 13 seconds West 184.32 feet; thence run North 00 degrees 29 minutes 23 seconds West 106.96 feet to the Point of Beginning which is further described as Lot 2, West Hill Subdivision, as recorded in land deed records in the Office of the Chancery Clerk of Stone County, Mississippi, This is the same property as was conveyed by William I. Saint Sing, Jr. and wife, Wanda H. Saint Sing, unto Mabry McDonald by deed dated April 27, 1987 and occupied by Mabry McDonald during all of the ensuring time.
